The Best Time Of The Year To Sell A Property

Following on from yesterday's post where I discussed the best time of the year to buy a property, today I'm going to look at it from a seller's point of view and discuss the best time of the year to sell a property.

If you're looking to sell a property you obviously want to get the highest price possible, so therefore you want to put your property on the market when it is most buoyant, ie when there are many buyers looking and competing with each other for properties.

The best time of the year, therefore, to sell your house is generally between the months of March and the end of July (just before the holiday season starts). This is the usually the busiest time of the year for the property market.

This helps you as a seller because it means more people are likely to view your house, and therefore more people will be competing for it, which means you can sometimes obtain a higher price above it's true market value, or at least get a price close to your asking price.

So the spring and summer months are generally the best time to put your house on the market, but there are also a number of buyers looking for properties during the autumn months as well, so this is another time of the year when you can obtain a good price for your property.

Finally although seasonal trends are a big influencing factor on the potential price you can achieve, don't forget to look at the wider property market and the market trends for your particular area. For example, if everyone in your area is currently selling their property and lowering their prices fearing a downturn, then you are unlikely to achieve a good price for your own property, whatever the season.
